Whether you come across a FSBO or a client mentions one, there are a variety of approaches you can take when calling the seller. Consider leaving a voicemail that’s focused on a potential buyer (keep in mind, you must have a client interested in their home). Give this script a try:

Please leave your name, phone number, and the reason you’re contacting us, and we will get back to you as soon as possible. Thank you. Hey, this is [your name] at [X company]. I'm either on a call or away from my desk. Please leave your name, phone number, and a short message and I'll be sure to return your call.
Five out of every six phone calls go straight to voice mail. If you‘re in sales, or business of any kind, you know how frustrating this can be.
Even if you have this feature, it can only be used to send messages to contacts with the same carrier as you. So Verizon customers can send voice messages only to other Verizon customers, for example.
You can see how this short exercise of writing the messages down can really be helpful.
If you're going to call a prospect, you have to leave a message. Regardless of whether the prospect was actively screening calls or simply away from their desk when the phone rang, your number will pop up as a missed call. And if there's no accompanying voicemail? Well, it must not have been terribly important.

Please leave us your name, number and the best time to reach you and we’ll give you a call when we are open.” Let’s face it, you’re not always open. Yet that doesn’t mean you don’t want to help your caller. Let them know you’ll call them right back when you’re open again.

If you’re contacting the same people with marketing voicemails and emails, you shouldn’t repeat information verbatim. By mixing up your approach, you make it more likely to get a response to at least one method. Also, your voicemails should be more personalized than your emails. For example, you could send an email to a contact – and 500 others – asking for feedback about a specific product they recently bought.

Of course, you won't get any responses at all -- high quality or otherwise -- if you don't leave a carefully planned and thoughtful voicemail. Here are the nine elements of a perfect sales voicemail.
