State upfront how you can help the prospect. Are you saving them time or money, or helping them get promoted?

First, call your prospect and leave a concise 15-second message. This voicemail should include the bulk of the information you want to share: your reason for calling, benefits to the prospect, etc.
Whether you come across a FSBO or a client mentions one, there are a variety of approaches you can take when calling the seller. Consider leaving a voicemail that’s focused on a potential buyer (keep in mind, you must have a client interested in their home). Give this script a try:

Make sure your speech is both air-tight and thoughtful. That doesn't mean you have to rush, but it does mean you have to know your point and get to it quickly.

You may be able to delete or re-record your message by staying on the line even after you have recorded your voicemail.
And that's the reason that most people leave garbled and rushed messages, because they take about two seconds to adjust to the fact that they've got through to an answering service and then with Mary Mitchell's message they have maybe a second or two to compose a short and concise message... which just isn't enough time for most people.

Ok so let’s say you’ve made a few calls and have left several messages and you don’t want to leave another one… if that’s the case, at least hang up before the end of their “leave a message after the tone” instructions so that they don’t get notified of a voicemail just to hear you hanging upon them.
